Terms and Conditions and Release and Waiver of Liability
The Cancellation Policies listed below apply to all reservations. Please know that US Ghost Adventures (Company) will always adhere to individual tour policies when applicable. All sales are final, with the following policies on refunds and changes. Click here to read the conditions for GhostFlix. Please note that room reservations have a different cancellation policy than tours.
Room Reservation Cancellation
- Canceled 90 days or more will receive a 70% refund
- Canceled between 90 and 60 days will receive a 50% refund
- Canceled between 60 and 30 days will receive a 30% refund
Reservations may be rescheduled to another date within two weeks for a 25% change fee in lieu of cancellation.
Date changes are subject to a $20 change fee.

Room / Lodging
We will not honor verbal remarks made by any representative or tour guide. Cancellation and reschedule requests must be made by the instructions herein.
Please note that cancellation fees are calculated based on the date we receive your cancellation request form.

If a tour is scheduled to depart within the next 6 days, we will not change a traveler’s departure date and will not offer a refund.
-Company reserves the right to reschedule guests on a case by case basis.
-Rebooking fees will apply for changes ($10) for tours and room reservations ($20).
-All cancellations must be made directly with Company, not with tour guides.
-In most cases, refunds will be processed within 3 to 4 business days after refund has been approved and executed.
Sales are final on all private tour, filming, event, group tour, and other reservations.
Gift Shop Purchases
All gift shop purchases are final. Any issues with products after purchased may be communicated by email@example.com and Company will evaluate on a case by case basis. Exchanges or refunds, if approved, may be accessed a $10 restocking fee, plus any shipping costs.
E-Commerce and Purchase of Products Policy
By purchasing any items from our online store or gift shop, purchaser agrees that all sales are final once shipped. Items will ship within five to seven business days (excludes holidays and weekends). If item is not received, purchaser must first notify us by email at firstname.lastname@example.org before requesting a refund. If product is not shipped within 20 days, and after 7 days of notifying company, the customer may receive a full refund.
Refunds will not be given for those who arrive late or cannot find the meeting location. It is the guest’s responsibility to arrive at the appointed place at the appointed time.
Difference in Headcount
Refunds will not be given to a difference in headcount between the original reservation count and the number of persons that attend. As our tours have limited capacity, these are spots that are consumed and cannot be recovered for others.
If more persons arrive to attend service than on the reservation, the original booking responsible party will be charged for any additional guests they bring, subject to availability. If there is no availability, additional guests not on the original reservation may not attend the tour.
Requests for changes must be made at least 24 hours in advance and may be subject to a change fee.
Rescheduling and Rebooking
Reschedule requests must be approved in advance and are subject to a $10 rebooking fee. We do not guarantee rescheduled tours. If a rescheduled tour does not happen, your rebooking fee is subject to a full refund, but not the original purchase price.
Company is not liable for circumstances outside of its control, such as weather and other force majeure events that force Company to cancel, and tour guides that fail to appear or perform. We stand by the quality of our products and services, and customers will always be offered to reschedule to another day or time, or in another city, if a tour must be cancelled due to circumstances outside of our control involving personal or other circumstance surrounding the tour guide or performer.
Equipment Rentals and Add-Ons to Both Tours and Overnight Stays
No guarantees are made on any equipment rented, such as ghost hunting devices or EMF detectors. We cannot control how certain electronics respond to the environment and events. If the device stops working, you must notify your tour guide immediately and request a replacement. If no replacement is available, and you notified your tour guide that the device stopped working less than 30 minutes into your tour, we will grant a 50% refund. Refunds will be granted for equipment and souvenirs not received.
Damaged and Stolen Rental Items
EMF detectors and any other equipment that is rented or provided to customer that are damaged will be charged full retail value, which may range between $50 and $200. Stolen rental equipment will be subject to a charge of twice the retail value.
While dissatisfaction of tour does not warrant a refund, we will review all requests on a case by case basis.
Removal from Tour
While rare, there are instances where disruptive and intoxicated guests must be removed from the tour. Guests removed from the tour are not subject to a refund.
There is a strict no smoking or vaping rule on any of our tours, and we ask that guests do not play loud music or noise during the tour which detracts from the experience for other guests. If you are asked to stop and do not, you will be removed from the tour without refund.
Refunds will not be granted for the difference in price of an extended tour for guests who ordered an extended tour and changed their mind before taking it.
HOW TO CANCEL A RESERVATION
We will process your cancellation/reschedule request within one to three business days. We will NOT acknowledge any verbal / over-the-phone request or voice mail. Verbally speaking with a customer service representative or tour guide without emailing a request will not guarantee that your cancellation has been processed or acknowledged. Cancellation must be made by filling out and signing the Cancellation Request Form. Please explain why you are requesting a cancellation. We will NOT accept email cancellations unless they have a complete and signed Cancellation Form.

Any changes made to a reservation after successfully submitting the order online and 7 days before the tour departs for single day and 24 days before the tour departs will be subject to a minimum $10.00 Rebooking Fee (per change) or $20 per overnight or room reservation.
Reservations will be confirmed within one to two business days. The following constitute as an amendment to a tour:
Changing departure date
Changing pick up time or location
Changing guest name
Removing / Replacing a guest
Adding / Replacing a guest
The $10.00 amendment fee is a minimum tour change fee. If you request multiple changes and/or request the adjustments at the last minute, additional fees may apply (in addition to the $10.00 amendment fee). Paying the $10.00 amendment fee does not guarantee a change can or will be made.
To cancel a passenger from a reservation with promotions within seven days of the departure date, please refer to the “Pricing” tab of the product page for penalty fees. If the cancellation is beyond seven days of departure date, the $10.00 fee will be applied per tour booking, and $20 per overnight reservation.
GhostFlix Terms & Conditions and Refund Policy
This Terms & Conditions and Refund Policy (Policy) governs US Ghost Adventures’ (Company) policy for refunds and obligations associated with this Policy.
By using the GhostFlix Platform in any way, you are indicating that you (User) have read and that you understand and agree to be bound by this Terms & Conditions and Refund Policy.
Refund and Cancellation policy
For a full refund, cancel at least 7 days before the experience is scheduled to start or within 24 hours of purchase.
• No refunds will be given for cancellations made in 7 or fewer days from live events.
• No refunds are given for the purchase of on-demand events.
• In the event User’s connection is disrupted from event, for whatever reason or cause, they will be given access to the content at a future date in which they may view at their leisure. No refunds will be given due to connection interruptions, internet issues, or any other event.
• If the event is cancelled due to unforeseen circumstances, a full refund (excluding booking fees) may be issued to the ticket holder, or access to view the event at another time, at Company’s discretion.
Thank you for agreeing to and abiding by these terms and conditions.
This Policy is not intended to constitute an offer to insure, does not constitute insurance or an insurance contract. The benefits provided under this Policy are not assignable or transferable by a User.
All determinations of GhostFlix with respect to the Policy shall be at Company’s discretion, and final and binding on the User.
Company reserves the right to modify or terminate this Policy, at any time, in its sole discretion. If Company modifies this Policy, we will post the modification on the Platform website or provide you with notice of the modification. Company will continue to process all claims prior to the effective date of the modification.
By participating in this Live Stream event, I agree to be bound by the following terms and conditions:
• I agree not to record (directly or indirectly), download, modify, copy, reproduce, republish, upload, post, transmit, or distribute in any way this event in whole or in part.
• I understand that any copying including recording of the event or use of any stories or content it contains is unauthorized and constitutes a violation of Copyright Law.
• I understand that failure to abide by these terms and conditions may result in the loss of access to future events.
• If others will be participating in the viewing of event with me as a group, I will ensure that they have read and agreed to the conditions of this agreement.
• I understand that my on demand ticket gives me and me only, 2 log in attempts. I can request further if experiencing difficulty.
• I understand that Company is not responsible for any technical difficulties or problems that may be incurred in the receipt of the event.
• If a viewer is encountering issues with accessing the stream or any other technical problems, they need to email firstname.lastname@example.org to receive technical support. Comments made in page post threads, Twitter feeds, Instagram posts etc. will not be addressed by the support staff.
• I understand that I am to ensure that my web browser is up-to-date, and that I am to have a strong internet connection in order to experience a high-quality event.
• I understand and agree that the live streaming is provided without warranties of any kind and that, to the fullest extent permissible under applicable law, Company disclaims any and all such warranties, expressed or implied.
• By purchasing this ticket you have opted in to our mailing list, where you can unsubscribe at any time.
Severability. If any provision or part of a provision in these terms is held to be invalid, void, or unenforceable, such provision (or the part of it that is making it invalid, void or unenforceable) will be struck and not affect the validity of and enforceability of the remaining provisions.
Modifications to these Terms. Company reserves the right to modify these Terms at any time.
Survival. If you or we terminate these Terms, the clauses of these Terms that reasonably should survive such termination will remain in effect.
Disclaimer of Warranties
TO THE MAXIMUM EXTENT PERMITTED BY LAW, COMPANY PROVIDES THE EXPERIENCE(S) “AS IS,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED. WITHOUT LIMITING THE FOREGOING AND TO THE MAXIMUM EXTENT PERMITTED BY LAW, COMPANY EXPRESSLY DISCLAIMS ANY WARRANTIES OF SAFETY, FITNESS FOR A PARTICULAR PURPOSE, AND AS TO THE ADEQUACY OF THE DIRECTIONS AND WARNINGS PROVIDED TO YOU.
You agree that if, despite this Policy, you or anyone on your behalf make a claim against the Company relating to an Event, you will indemnify and hold the Company harmless from any liability, demand, loss, damage, or costs which the Company may incur as the result of such claim.
You affirm that you HAVE READ THIS POLICY AND FULLY UNDERSTAND THE ASSUMPTION OF RISK, RELEASE, WAIVER, AND CONSENT CONTAINED IN IT. YOU FURTHER UNDERSTAND THAT YOU HAVE GIVEN UP RIGHTS BY AGREEING TO THESE TERMS, AND HAVE DONE SO FREELY AND VOLUNTARILY AND WITHOUT INDUCEMENT.
US Ghost Adventures Llc RELEASE & WAIVER OF LIABI LITY
The following terms and conditions and policies are applicable to all Guests at the property or facilities of the Companies for any event, overnight stay, tour or any other visit (“Guest”) and by participating in any event, overnight stay, tour or any other visit you accept and consent to these Terms and Conditions.
All Guests over age 18 hereby agree to following Terms and Conditions including the following RELEASE & WAIVER OF LIABILITY provisions (and all parents and/or legal guardians of any minor Guests hereby agree to following Terms and Conditions including the following RELEASE & WAIVER OF LIABILITY provisions).
No guest under the age of 18 is permitted without parental approval, agreement to all terms and conditions, and prior approval of the company.
Please be aware that Murder House Llc and US Ghost Adventures Llc (“Companies”) have taken reasonable steps and precautions to assure your safety. In using our property or facilities, however, you do so at your own risk. To stay with us our Release & Waiver of Liability must be signed electronically during the checkout process.
All Guests hereby agree to the Release & Waiver of Liability provisions herein, thereby indicating that you and any Guests accompanying you agree to release, indemnify, and hold harmless the Companies, its owners, officers, employees, agents, and other Guests from any liability.
Release & Waiver of Liability
All Guests hereby irrevocably & unconditionally waive, release, indemnify & hold harmless from liability Murder House, LLC and US Ghost Adventures Llc (hereinafter known as “Companies”), its owners, officers, employees, agents, and other Guests (all hereinafter known as “Releasees”) from any & all liabilities, claims, actions, damages, costs, or expenses of any nature whatsoever whether in law or equity, known or unknown, occurring during, caused by, relating to, or arising in any way from using or participating in any way the property or facilities of the Companies.
Guest also understands that attending this property or facility and participating in any tours or activities involve voluntary participation in physical activities both indoors and outdoors, and certain exposure to stairs, wildlife, other members of the public, walks, steps, paths, and roads that are uneven. With these, and all related activities, there is a certain element of risk. By accepting these Release and Waiver of Liability provisions, Guest hereby acknowledges that participation and use of said facilities and property are at Guest’s own risk, and that Guest assumes all responsibilities for any and all aspects of use and participation by both Guest and any minors who might accompany Guest. Guest understands and agrees that damaged rooms and any stolen or damages property will incur a reasonable charge for its repair or replacement as determined by Companies. These Release and Waiver of Liability provisions apply to any and all activities, named and unnamed herein, which are voluntarily participated in by Guests and family members & visitors of Guests at the property or facilities of the Companies.
Guest understands and agrees that all areas inside and outside the house are subject to video and audio recordings, which may or may not be kept for extended periods of time, and accessible via live streaming to the public. Guest agrees to only enter the room in which they have a reservation for and assigned restroom. By entering the house or property, the Guest agrees to waive all rights to any and all audio and video recordings.
Guest understands and agrees to be held responsible for any and all incidental charges that arise from soiled laundry, damages to the wall, furniture, fixtures, windows, and anything else inside the house, and that the minimum incidentals charge for such repairs and or cleaning is $100 for any incident. Guest further agrees to immediately report any damaged items at check-in by sending a photo and report to email@example.com
If Guest reserves all rooms in the house, Guest does not have exclusive use or access to areas outside of the bedrooms. No Guest has exclusive use of any area outside bedrooms unless explicitly agreed to in advance in writing. Guest understands and agrees that events, tours, and other scheduled activities in the basement and first floor of the house are exclusive activities and have priority over Guest use. These activities may take place from 5pm to midnight or at any other time as determined by the Companies.
Guest agrees and understands that all room reservations, unless explicitly stated or ordered, do not include any additional service or product, and that no cash value may be applied to anything not directly purchased by Guest. This includes ghost hunts included with basement room reservations if such activity becomes unavailable for any reason.
Guest understands that access to the basement is restricted to those on an activity which involves the basement, or those with a reservation for a room in the basement and agrees not to enter any places marked employees only.
Guest agrees and understands that Companies are under no obligation to honor past agreements or policies made by previous or separate entities, and that Guest is not entitled to agreements made with third parties. Further, Companies will not refund cancellations of bookings made by any Guest from all third parties.
Guest agrees to stay in the room they have rented and to not enter employees only areas, and bathrooms and bedrooms that they have not reserved during their stay unless it is during a scheduled tour and activity.
Guest understands that to receive breakfast, they must be seated in the dining room by 8:30am. If Guest misses this time, they agree that they will not receive breakfast, and that no refunds may be made for missed breakfast reservations.
Guest understands that checkout is 10am and that check in time is 5pm. Guest also understands that approximately 24 hours before their check-in time, they will be sent a code to access the side or front door during their stay and must read and check for that email. Guest understands that they do not need to enter the barn for check in or check out.
In case of emergency, Guest may contact a number on the emergency list, provided in the room, or for other needs, by email through the website or at firstname.lastname@example.org.
Guest agrees and understands that all tours, events, and activities require advance reservation and are subject to availability, and that they are not entitled to any tours, events, and activities unless a reservation has been made. If Guest does not coordinate to make reservations in advance, Guest may be unable to receive one. Guest also understands that cancellation and rescheduling of tours is possible and at the discretion of the Companies, and that any room or activity rebooking will incur a $10 rebooking fee.
Guest is aware there are potential dangers to minors who are not carefully supervised, as well as any person using axe throwing, or if a person has health risks, is intoxicated, using any kind of drugs or medication. Guest agrees to waive any claim whatsoever against Companies, its Agent, Owners or other Guests of property for accidents or injury arising from any use or activity on property. Guest agrees that he/she is responsible and liable for any damages that occur to the properties or all items within the properties, including the exterior areas, through their or their Guest’s misuse or negligence.
You may not bring outside guess beyond the number of people selected in the reservation. Additional guests that are light into the house or not permitted under any circumstances. If this happens, it will be charged an additional $200 per person.
If you take someone else’s room, whether intentionally or by accident, you would be billed for that room, in addition to the room that you already reserved.
Guest agrees to treat all staff with dignity and respect, and agrees that any threatening, rude, or aggressive behavior towards staff, whether electronically or in person, may subject any and all reservations to cancellation to be honored according to the applicable cancellation and refund policy.
Guest agrees that any videos, photographs or other images or recordings taken of the inside or outside of the properties or facilities of the Companies used by the Guest on any social media platform must include an attribution to the Companies by providing a link to the Companies’ website on any such posting.
Guest agrees that any videos, photographs or other images or recordings made by the Companies as part of interviewing any Guest shall be the property of the Companies and the Companies are hereby authorized to use any such videos, photographs or other images or recordings for its own purposes.
Guest also understand that these Release & Waiver of Liability provisions irrevocably and unconditionally releases, indemnifies and holds harmless all Releasees from any financial or other liability for any injury, bodily harm, sickness, illness, or loss of life that I as a Guest or my accompanying family members or friends may suffer and from any economic harm or loss of property occurring during, caused by, relating to, or arising in any way out of using, participating or staying at facilities or properties of the Companies.
